Once a family settles their loved one into an aged care facility, it is often at this time that families will turn their attention to some of the more practical side of the aged care transition, such as arranging their loved ones finances into order. If the family home is no longer being lived in, preparing the home for sale may be necessary in order to meet the RAD requirements for the new aged care facility.

Distress that can be avoided

One example of a particularly stressful situation that we encounter regularly are as follows:

A family decides to sell the family home as part of the transition to aged care. The family are given an unrealistic appraisal of the family home by a real estate agent who is wanting to secure the listing. The house sits on the market and eventually sells for much less than it was appraised for. In the meantime, the family has placed their loved one in a facility with a RAD that matched the original appraisal of the agent. The family now has a significant shortfall between the cash that they have available after the sale of the home to pay the RAD. They either have to move their loved one to a facility with a cheaper RAD, find the shortfall in the lump sum themselves or contribute to a daily fee – all of which cause great distress to the family and could have been avoided if they had received a realistic appraisal by an empathetic agent that understood the aged care process.
